Valuation
Firstly, if you are selling you will require a valuation. At Franklyn James we can offer you a free, no obligation factual and accurate appraisal of the current market value of your home. Our experienced property valuers will provide you with a valuation based not only on their in-depth knowledge of the Docklands and surrounding areas, but also utilising our extensive database of recently sold properties.



Instruction of the agent / property details
Having received your valuation and provided that you are satisfied with it, we will then proceed to prepare full sales details of your property. Bearing in mind the importance of presentation, we will ensure that the sales details highlight the most important aspects of your property and ensure that your home is shown to its best possible advantage with the aid of full colour photographs and a floor plan.

Marketing
Once you have seen and approved the sales particulars of your property, you will then be in a position to receive prospective buyers. Appointments to view your property will be made by Franklyn James and accompanied viewings will be arranged to show prospective buyers around your home.

We will liaise with your purchaser, the legal representatives, valuers and mortgage lenders in order to ensure that your sale is progressed as quickly and smoothly as possible.

Agreed Sale – Once a sale has been agreed you will need to instruct a solicitor to represent you. Should you require assistance, Franklyn James will be happy to recommend local firms with whom we already have a good working relationship.

The solicitors on either side will confirm their instructions and the buyer will instruct a valuer to conduct a valuation of the property (the 'agreed sale' is subject to the contract and any survey) and where applicable the buyer's mortgage offer will also be subject to the results of the survey. At this stage, you should provide your solicitor with a list of Fixtures and Fittings which will be negotiated separately between the solicitors and forms part of the final contract. The seller's solicitor will request the Title Deeds from the lender (if appropriate) or from yourself as the seller.

The seller's solicitor draws up the Draft Contract which sets out the terms of the sale and sends it to the buyer's solicitor together with all relevant documents. Any enquiries will then be raised, the Title Deeds and Lease (if applicable) will be checked and Local Searches carried out.

Once the draft contract has been approved, it can be signed by both parties.

Exchange of contracts – As long as the mortgage offer has been received and cleared funds placed with the buyer’s solicitor, a mutually convenient date can be agreed upon for the exchange of contracts.

Completion – The legal completion and the actual house move normally take place between 14 to 28 days after exchange, depending on the timetable of the buyer and seller.

Once your property is ready to market we offer the following:

'For Sale' board - This is the most simple and effective marketing tool, available 24 hours a day.

Office & window displays – Internal and external photographs will be prominently displayed in our windows to optimise exposure to the market place.

Email – Wherever possible all prospective buyers who register with us are asked to provide an email address in order to ensure that they are notified of any suitable new properties as soon as the property details are ready.

Mail shots (and telesales) - We will contact registered prospective buyers as soon as possible after receiving your instruction and the property details will be forwarded to them.

Website – This is updated daily and full colour details of your property are uploaded to our website within 24 hours of the property being put on the market.

Besides the exposure on our own site, Franklyn James is also affiliated with the following national property websites which will feature your home: Find A Property, Rightmove, Primelocation, Propertyfinder.

Advertising – We provide regular prominent advertisements of your property in the following publications: The Wharf newspaper and The Docklands & City Property Guide, to ensure that your home is fully marketed.

Offers – Any offers we receive are promptly communicated to the owner. We will inform you of the financial position of the prospective buyer and liaise with you until an offer has been accepted. Our competent sales team will negotiate between you and your purchaser in order to achieve the best terms of sale.

Sales updates – At Franklyn James we pride ourselves on our conscientious sales management. We aim to keep you regularly appraised of the progress of your sale right through to completion.
